Types of Real Estate Photography You Need To Sell Faster

07 Apr 2018

As a professional real estate photographer in Tampa, I can increase the value of your residential or commercial property and the amount of views your real estate listing will get online. Professional images of your property can also reduce the amount of time it takes to sell.

Professional real estate listings are viewed more and sell for more

"According to a 2010 Redfin study, homes that are professionally photographed sell for at least $934 and as much as $18,819 more than homes photographed by an amateur. The study also shows that homes photographed by a professional garner 61 percent more online views."  - Market Leader, “Why You Might Need Professional Photos to Sell Your Home”

Important real estate listing photos

The first photo of the listing is the most important because it will be highlighted in search engines, and so the first photo I focus on is the exterior of the house. You may also want to consider a twilight photo with all of the lights on in your home for a beautiful effect and to stand out from other properties. The twilight photo is especially nice if you have nice exterior lighting. In addition to that, I will capture the following photos in addition to special requests.

  • Kitchen
  • Master bedroom
  • Master bathroom
  • Additional Bedrooms
  • Dining rooms or areas
  • Unique features like custom mantles, pools,  leaded-glass windows or built-in bookshelves
  • Small areas like half-baths and laundry rooms

Before I arrive for a session, you’ll want to make a list of the real estate listing sites you will be using. Then, look at those sites and see if they best feature landscape (horizontal) or portrait (vertical) orientation photos, so you can tell me which you need. MLS uses landscape orientation.
